Criteria is live: cross-reference 100+ lenders in seconds

After 18 months of work, the first BrokerBricks tool is live. Here is what it does, what it does not yet do, and why a brick was the right shape.

Author: Joe Coulam

Today we are turning Criteria on for early-access firms. It is the brick that has consumed most of our engineering time and the one we believe the panel needed first.

What it does

Criteria is a single screen that takes a borrower's case and matches it against every lender's actual policy. Bankruptcy timeframes, CCJ thresholds, deposit-source rules, ex-LA flat policies, employment types, residency, age - policy points across 100+ lenders, refreshed each TMA cycle.

It answers the question advisers spend the most time on: given this client, who can lend? Today that question typically takes ten minutes of PDF-hunting and BDM-calling. We want it to take ten seconds.

What it does not yet do

  • It does not source a rate. That is the Sourcing brick, coming soon.
  • It does not run an affordability calculation. That is Affordability, coming soon.
  • It does not produce a recommendation document. That is on the CRM roadmap.

Each of those is a deliberate split. We could have shipped a monolithic "research tool" that vaguely did all four jobs. The brick shape forces each one to be a focused thing that does its single job well, and lets firms use only the bricks they need.

Why a brick

UK mortgage advisers already use too many tools that do not talk to each other. Most of the broker-tech we have looked at has tried to solve this by becoming the One Tool - a giant CRM that subsumes every workflow. That is the opposite of what we are doing.

Specialism wins, but only when each specialist plays nicely with the others. The platform layer is what makes the bricks worth more together than apart.

The bet is that one consistent platform, with bricks added as the workflow needs them, is more useful than ten more disconnected portals.

What is next

Protection Criteria, Calculators and CRM are live alongside it. Affordability, Sourcing and the Rates API are coming soon. Each one is licensed independently - your stack matches your workflow.
